You Teach the Account. We'll Teach the Diligence.
Your account holders want two answers: what their self-directed IRA can hold, and how to tell a good real estate sponsor from a bad one. You answer the first. L5 Legacy Capital, a veteran-led sponsor in Frisco, Texas, investing in Texas and Louisiana, helps with the second through education at your events and webinars. We never ask a custodian to recommend or endorse anything.

Why does a custodian need an education partner?
Because you can't recommend investments, and your account holders still need to understand them. Neutrality protects everyone. It also leaves a gap.
Account holders arrive with half the picture from friends, podcasts and pitches. They don't know what a prohibited transaction looks like. They've never heard of UBTI. They don't know what to ask a sponsor. Then the questions, the corrections and the frustration land on your team.
Better-educated account holders send cleaner directions and need fewer corrections. That's the gap we help you close, without touching your neutrality.
Neutrality protects everyone. Better-educated account holders send cleaner directions.
How does L5 work with self-directed IRA specialists?
Three ways, each one built around your calendar and your audience. No fees or compensation of any kind.
Co-hosted education sessions
Free, invitation-only webinars and in-person sessions such as "Real Estate in Your Self-Directed IRA." Your team covers custodial rules, timelines and your own policies. We cover the operator's side: how projects are underwritten, fund structures, distributions and evaluating sponsors. No offering details from your stage.
Speaking and networking at your investor events
Byron Kizzie and Dr. Melynda Kizzie speak at custodian conferences, account-holder events and educator meetups. Many veterans hold IRAs funded with rolled-over military and federal retirement savings; as Army veterans, we speak to veteran groups without a fee.
Prohibited transactions and UBTI education
We teach why the account owner cannot personally guarantee a fund's debt or work on the property, and how leverage can create unrelated business taxable income (UBTI) inside an IRA requiring a Form 990-T.
Sponsor due diligence education
Every attendee gets our Sponsor Due Diligence Checklist covering track record, sponsor capital, fees, debt, downside and exit to evaluate any sponsor, including us.
Why would a custodian put L5 on its stage?
- Operators, not marketers: The founders started with hard hats and hammers. Byron is a 20-year Army veteran with 15-plus years in development and private equity, overseeing >$6M in acquisitions.
- Disciplined by design: We review about 100 deals to choose two to five. "You don't charge a hill without recon," Byron says. "I don't buy a building without it."
- Built through a full cycle: Byron and Melynda met while serving in the U.S. Army, built through the 2006 boom and the 2008 downturn, and formally formed L5 Legacy Capital in 2026.
- Accurate on the rules: Our education is built for accredited investors and always points account holders back to their custodian and tax advisor.

Frequently Asked Questions
Will L5 ask our firm to recommend its fund?
No. Custodians and administrators can't recommend investments, and we'd never ask you to. Our collaboration is education and networking only.
Will your sessions pitch the L5 fund?
No. Sessions are education. No offering details are presented from your stage.
Can a self-directed IRA hold private real estate?
Generally yes, subject to the custodian's policies, the prohibited-transaction rules and, for 506(c) offerings, accredited-investor verification. Account holders should confirm the details with their custodian and tax advisor.
Does L5 pay custodians or educators?
No. L5 Legacy Capital pays no fees or compensation of any kind to custodians, administrators or educators. That keeps your neutrality intact.
