What Melynda does for investors

What does Melynda Kizzie do for L5 investors?

Melynda finds the deals. She decides which markets, properties and projects deserve a closer look, and she screens a wide field so only the strongest opportunities reach Byron's underwriting.

The founders' own shorthand: "She finds the deal. He makes sure it closes."

Finding the deals.

Melynda leads deal sourcing across Texas and Louisiana growth corridors, looking for overlooked and underperforming real estate where value can be created. For you: the projects in the L5 fund were chosen from a wide field, not the first deal that came along.

Screening.

Most opportunities stop at her desk. Of about 100 deals reviewed, two to five move forward. For you: discipline at the front door, before any of your capital is involved.

Strategy.

She shapes where L5 goes next: which markets, which asset types, which partners. For you: a clear thesis behind every project, not a collection of one-off bets.

Community.

Melynda builds the local and municipal relationships that let a project move, and she measures success by the community around it. For you: projects with local support behind them.

Background

What is Dr. Melynda Kizzie's background?

Dr. Melynda Kizzie is Co-Founder of L5 Legacy Capital. A U.S. Army veteran and real estate developer with an MBA and a Doctorate in Organizational Leadership, she focuses on institutional strategy and community impact and leads deal sourcing at L5.

Melynda joined the U.S. Army for adventure, discipline and purpose, and met her husband and business partner, Byron Kizzie, while serving. She brings a strategist's training and a builder's eye to every opportunity, and she explains it all plainly. No jargon. No talking over your head.

Outside L5, Melynda also founded P31 Keys (p31hub.com), a separate education company that helps women build wealth through real estate.

It started in Hawaii

How did Melynda and Byron start in real estate?

It started with a house in Hawaii. In Melynda's words, that first home wasn't just a property; it was the beginning of the vision.

As a military family stationed in Hawaii, they built their first home for less than $320,000. Eight years later, instead of selling it, they converted it into a rental and built a slightly larger second home for less than $580,000. They experienced real estate from both sides: as developers creating new value, and as owners earning income. When the time came to sell, both properties sold and closed within 60 days, generating more than $400,000 in combined profit.

"The most valuable thing we gained wasn't simply the profit. It was the realization that real estate could be a vehicle for building long-term wealth."

— Dr. Melynda Kizzie

Hawaii gave them the principles L5 still runs on: buy or build with discipline, understand the value you can create, operate with a long-term perspective, and know when the market presents the right moment to exit. Identify opportunity. Create value. Generate income. Build equity. Exit strategically. Reinvest.

They did the work themselves. "We came in at the ground level," Melynda says. "We both had on hard hats, hammers in our hands, building houses."

The Hawaii homes were the founders' own homes, not an L5 investment or an investor result. One project's results do not predict the results of any other project. Target returns are not guaranteed. All investments involve risk, including possible loss of principal.

One proven step at a time

How did that start become L5 Legacy Capital?

One proven step at a time, and Melynda's eye for the right ground runs through every one.

Virginia: the right market, tested first. They acquired 25 acres in a high-potential Virginia market and built three homes before the rest. Community and municipal relationships showed them the growth coming, and renters were on a waiting list before construction was complete. Network. Underwrite. Analyze. Build. Create Value.

Northeast Louisiana: a market others walked past. The L5 team delivered a $2.25 million workforce housing project, pre-qualified buyers before breaking ground and partnered with local lenders on closing-cost assistance and workforce mortgage programs. Families moved in. Investors realized a 1.5x equity multiple, $1.50 back for every $1.00 invested, in under 15 months.

2026: L5 Legacy Capital. After 15-plus years of building through the 2006 boom and the 2008 downturn, they opened the firm to investors.

One project's results do not predict the results of any other project. Target returns are not guaranteed. All investments involve risk, including possible loss of principal.

Your money, personally

How does Melynda think about investors' money?

Personally. The founders put their own money into the fund first, and investors are paid first.

"We always make it a point to pay our investors first, because you are the ones who trusted in the vision."

— Melynda Kizzie

That isn't a slogan. Under the L5 fund's offering documents, limited partners receive a preferred return and are paid before the general partners share in profits. When a project hits trouble, the founders don't hand it off. They regroup and solve it, because your capital is in it alongside theirs.

"We're in the foxhole with you."

— Melynda Kizzie
Community impact

Why does community impact matter to investors?

Because thriving communities hold up the properties in them. For Melynda, a project succeeds only when two things are true: the investors are paid, and the community around the asset is stronger than before.

"You look around and the community you put that asset in is thriving. People are working. You have coffee shops, hospitality, retail, apartment buildings. You've built a little ecosystem."

— Melynda Kizzie
Faith, family and purpose

Faith, family and purpose

Melynda's faith in Jesus Christ is at the center of her life and her leadership. She and Byron do ministry together, and they make every major decision with wisdom, faith and purpose. They have three children, and they see L5 as part of what they will pass on.

She describes their partnership in words from the New Testament, after the husband-and-wife tentmakers who worked and served side by side:

"We're the Priscilla and the Aquila of real estate. Our tents look like commercial and single-family properties."
