Make Your Money Work as Hard as You Do. Ours Goes In First.
You built the practice, the career or the company. Now put that wealth to work in Texas and Louisiana real estate, beside L5 Legacy Capital, the veteran-led firm in Frisco, Texas. Verified accredited investors make one commitment to the $15 million L5 fund, from $25,000. Our money goes in first. Limited partners are paid first.

Is your money working as hard as you did to earn it?
For most high earners, no. The money stalls in the same places everyone else's does.
A bigger tax bill every April.
You earn more each year and keep a smaller share of it.
One basket.
Your future rides on stocks, a 401(k) or the business you own: markets you don't control, in products you can't see inside.
No time.
You are not going to chase tenants, fix roofs or vet contractors.
Pitched constantly.
Few of the people pitching you have their own money in the deal. Fewer still answer the phone after you wire.
Shut out of the real deals.
Wealthy families own the buildings, not just the index funds.
Every year capital sits idle or over-concentrated is a year of growth it never gets back. And the wrong sponsor costs more than waiting ever will.
What is the L5 fund, and is it open?
Yes, the L5 fund is open now to verified accredited investors. You make one commitment, and we select, underwrite, build and operate the projects. We publish every project we place in the fund, so you always see where your capital goes.
| Fund term | What it means for you |
|---|---|
| $15 million fund | Commercial real estate in Texas and Louisiana growth corridors |
| Rule 506(c) of Reg D | Verified accredited investors only; status confirmed privately in InvestNext |
| $25,000 minimum | A real seat at the table, at a starting point many private funds won't offer |
| 5-year target hold period | All underwriting assumes five years; some projects may exit earlier |
| 2.0x target equity multiple | Every project in the fund is underwritten to 2.0x or better |
| Preferred return, LPs paid first | You are paid before the general partners share in profits |
| About 90 days | Typical time from first conversation to funding |
The current fund project: a shovel-ready, brand-committed boutique hotel in a growing Northeast Louisiana corridor with few upscale rooms. Its underwriting targets an 18–22% IRR and a 2.0x equity multiple. The location and brand are shared in the private investor briefing.
In the pipeline: self-storage in Huntsville, Texas, which we are working to place in the fund, and in Longview, Texas, under evaluation.
Two things are finite: the fund is sized at $15 million, and Byron holds every first conversation himself. Investors who start now see the full plan first.
One project's results do not predict the results of any other project. Target returns are not guaranteed. All investments involve risk, including possible loss of principal.
Why trust two veterans you just met?
You shouldn't, until you see how we operate. Here is how we earn it.
Our money goes in first.
The founders put their own capital into the fund before we bring in investors, so you never take a risk we won't take.
You get paid first.
The fund's offering documents give limited partners a preferred return, paid before the general partners share in profits. We don't win until you do.
We say no 95 times so we can say yes to you.
We review about 100 deals to find the two to five that work, so only the survivors ever reach your capital.
The exit is planned before we buy.
“We know when we purchase it how we're going to leave it.” You know the destination before you commit.
““Whenever you invest with us, we'll treat your money just like our money. There's no project we're going to do that we don't have some money in.”
The proof behind the promise.
A realized result: Our $2.25 million Northeast Louisiana workforce housing development. We pre-qualified buyers before breaking ground and partnered with local lenders on closing-cost assistance, favorable financing and workforce mortgage programs. Working families bought the homes. Investors realized a 1.5x equity multiple, $1.50 back for every $1.00 invested, in under 15 months.
The founder projects that built the playbook: In Hawaii, Byron and Dr. Melynda Kizzie built two homes of their own and sold both within 60 days for more than $400,000 in combined profit. In Virginia, they bought 25 acres, built three homes first to test the research and had a waiting list of renters before construction was done. Both were the founders' personal projects, with their own money, not L5 investor results.
Scale: Residential communities exceeding $4 million. Commercial and hospitality projects exceeding $5 million. More than $6 million in acquisitions overseen.
Service: Byron is a 20-year U.S. Army veteran and a corporate leader in the defense sector, with 15-plus years in real estate development and private equity, through the 2006 boom and the 2008 downturn. Melynda, an Army veteran, finds the deals. He makes sure they close.
One project's results do not predict the results of any other project. Target returns are not guaranteed. All investments involve risk, including possible loss of principal.
