L5 Legacy Capital
CPAs and Tax Professionals · Frisco, Texas

You Never Saw the Pitch. You Still Inherit the K-1.

Your clients trust you with their taxes, and someone else is pitching them private deals. L5 Legacy Capital, a veteran-led sponsor in Frisco, Texas, investing in Texas and Louisiana, puts you back in the room before the money moves: plain-language client education, our Sponsor Due Diligence Checklist, free co-hosted sessions and two-way introductions. We pay no referral fees.

A short call with Byron Kizzie, our Managing Partner. No referral fees. No client information needed.

What happens when a client invests in a deal they can't evaluate?

You inherit it. The client hears a pitch at a dinner or on a podcast, wires the money, and the first you hear of it is a K-1 in March. Sometimes it's late. Sometimes it touches a state they've never filed in. Sometimes the deal goes sideways, and the client asks why you didn't warn them.

Nobody gave your clients the questions that separate a disciplined sponsor from a polished one. The cost of that gap lands on your desk and on your reputation.

How does L5 help you protect the client relationship?

We give your clients better questions and send every tax question back to you. Four things, none of them selling.

Client education that ends with "ask your CPA"

We teach how private real estate works: how depreciation and cost segregation work for investors, why a K-1 can show a loss in early years, how passive-activity rules limit whether they can use it, and what happens at sale. Every session and handout ends the same way: talk to your own tax advisor. That's you.

The Sponsor Due Diligence Checklist

One page of questions your clients can put to any sponsor, including us. Who has money in the deal? Who gets paid first? What is the exit plan? What happened in the last downturn? You look prepared. They decide well.

Accredited-investor verification letters

Under Rule 506(c), every investor's accredited status must be verified. One method the SEC recognizes is a written confirmation from the investor's CPA that they have taken reasonable steps to verify that status within the prior three months. If your client chooses that route, we'll give you the format we accept. It's a service only you can provide, and always your call.

Two-way introductions

Our investors are accredited professionals, business owners and veterans with K-1 income, depreciation schedules and multi-state questions. Many need a CPA who understands partnership real estate. When they ask, we introduce tax professionals we trust. That's the kind of client most firms want more of.

What does a co-hosted session with your firm look like?

A free, invitation-only education session for your clients, co-presented by your firm and L5. Your team owns the tax angle. We cover how private real estate works and how to evaluate a sponsor. No offering details from your stage. Popular formats include "Real Estate and Your Taxes: What Investors Should Know" for high-income and business-owner clients, Year-end planning sessions before clients make December decisions, and Legacy of Service sessions around Veterans Day for veteran clients and staff.

Why L5 Legacy Capital

Why would a CPA stand near L5 Legacy Capital?

  • Their money goes in first. The founders invest their own capital before investors do. Limited partners receive a preferred return and are paid before the general partners share in profits.
  • About 100 deals reviewed to choose two to five. "We probably have to look at a hundred deals to get somewhere between two and five that work," says Byron Kizzie, our Managing Partner.
  • Veteran founders who respect a deadline. Byron is a 20-year U.S. Army veteran and defense corporate leader with 15-plus years in real estate development. Dr. Melynda Kizzie brings an MBA and doctorate in organizational leadership. Built through the 2006 boom and 2008 downturn.
  • Reporting your clients can hand you. Fund investors receive a quarterly investor update covering project status, distributions and performance. Our projects sit in Texas (no state income tax) and Louisiana.
  • A realized result: In Northeast Louisiana, workforce housing delivered a 1.5x equity multiple ($1.50 back for every $1.00) in under 15 months on a $2.25M project.
